When it is heated, the moisture expands and it contracts as it cools. Expansion also occurs if the moisture freezes. With repeated cycles of expansion and contraction (remember Toronto’s winters) upper roofing layers detach from the layers below. The result is a bump, or blister, on the surface of your flat roof.

If there is a lot of foot traffic on your roof, from humans or animals, you risk exposing your roof’s felt layer. The felt layer is usually covered with layers of tar and/or rubber and gravel. Foot traffic, wind blown debris, or just regular wear and tear will expose the felt layers. Once the felt is exposed, it is much easier for moisture to get in underneath your roof’s top layers and start causing damage.

Another problem that is caused by the repeated freeze/thaw cycles that are so common in Toronto is pressure ridging. Many flat roofs are constructed from a number of rubber roofing panels that are placed side by side and the joints sealed. Expansion and contraction causes the joints to separate, which can crack the surface layer and allow moisture to get in.

Other roofing issues include problems with sealing and caulking, metalwork and poor installation or repairs. Regardless of what problems might arise with your roof, it is important to spot and repair them as soon as possible so you get the longest lifespan from your roof.
