Buying a Home? Make Sure a Home Appraisal is Part of the Package

One way to discover what your home is worth is a home appraisal. Unlike emotions, that are easily swayed during the real estate adventure, a home appraisal can offer steadfast certainty This way, both the buying and selling parties will realize what the home is really worth.

Up until the savings and loan debacle in the 1980s, any appraiser favoring one party or the other could walk into a home and declare it to be either a castle or a sinkhole. Finally in 1989, people began to wake up to the mess of everything, and federal officials began to formulate new regulations. These days, appraisers are licensed and certified. They are viewed as objective individuals.

Once a home has been found, the lender will often produce a list of viable options for a home appraiser.. From this list, the borrower can than select his preference and make the appointment. Often the real estate professional on the buyer's team will know which appraiser is the best in the area. In most cases, the appraisal will run about $300. The price is often included in the closing costs.

Most often appraisers utilized one of two different processes for appraising a home. In the first method, called sales comparison, the appraiser chooses several homes in the subdivision, similar in nature of construction, date of construction, and upgrades. He looks at size of the lot, the garage, and development of the interior house space.

The second choice is that of a cost approach. Like the name implies, this method is used when the appraiser wants to know how much it will be to replace everything, and is usually set aside for new builds.An appraisal will usually take into consideration such things as the amount of the land the is developed, whether it is city or country, and the rate of growth over the years. Of course, an appraisal also looks at the overall sale rate, and the use of the area to discover if it is stable. Of course, the appraiser will take note of qualities of the home as well; things such as the attic details, where the automobiles are kept, and the interior construction will all be taken into account. The appraisal can also tell the buyer what special features the home has, and if there are any risks involved in living there. Such things as a nearby dump, or creek that might flood, and whether or not the house meets the subdivision standards are all things to consider.
