How much does a conveyancing solicitor charge?

There are various types of funding options and ways in which solicitors charge their clients for their professional work. Below is a list of some of the funding options offered by solicitors:

- Hourly rate (i.e. you are charged for each minute / hour your solicitor spends on your file they also may charge you separately for telephone calls, incoming/outgoing letters and e-mails )
- No win, no fee agreements not applicable to conveyancing
- Trade Union / Legal Aid no applicable to conveyancing (generally speaking)
- Fixed fee i.e. you pay a fixed amount for the service provided by the solicitor this is highly applicable to conveyancing

As stated above, a number of conveyancing solicitors charge a fixed fee for conveyancing. They will state whether this fee is inclusive or exclusive of VAT. Normally, this fixed fee will not include the charge for disbursements, which is something you will have to pay separately. Disbursements will include land registry charges, search fees, etc.

So, how much is this fixed fee likely to be? The answer, it depends on the firm. If you shop around, you may be able to find some firms that offer fixed price conveyancing for around £500 - £650 plus VAT.

Other firms charge on a percentage of the sale price of the house basis. So, for example, if a firm charges 1% of the sale, and the sale price is £2 million, the legal fees would be £20,000.

There are some firms who offer fixed price conveyancing regardless of the value of the property. You should thoroughly survey the market for the most competitive quote before instructing a conveyancing solicitor.
